The project involved the construction of a 14-storey, build-to-rent complex located on the edge of Birmingham’s Jewellery Quarter. The finished scheme comprises 259 high quality managed apartments, multi-function events space, private dining spaces, lounge, reception, games area and parking.
The enabling works involved the demolition of an existing office building. The works had to be carried out in a highly controlled manner as part of the existing structure was over a live electrical substation which had to remain operational during works. Rubix visited site and helped Winvic devise a suitable protection strategy to ensure the substation was not damaged during works.
Another significant item of temporary works which Rubix assisted the site team with was siting a mobile crane on Lionel Street to dismantle the tower crane, towards the end of the project. Lionel Street is a narrow secondary street surrounded by buildings which vary between 9-16 storeys, many of which have basement structures. This meant that the mobile cranes outriggers were positioned over the road and footpath and loaded buried drainage, services and the basement of the neighbouring building. Rubix assessed the crane load effects and advised the Winvic team and crane company accordingly.
The structure was a steel frame founded on reinforced concrete pile-caps and featured composite metal deck floors. Rubix assessed the site ground conditions and designed suitable piling and crane working platforms to allow the piling rigs, mobile cranes and MEWPs to work safely.
Rubix also assisted with the temporary works designs and checks for a king post wall, hoardings, edge protection, scaffold, excavation support, mastclimber foundations and temporary bracing of steelwork.
